Yes, we hold an active real estate brokers license.
Will you be representing me as an agent?
No, you will be considered unrepresented and we will be working as/with the buyer.
Will I have to pay a real estate commission?
No, you will not pay any real estate commissions.
Will you offer Current Market Value for my home?
No, we are a wholesale buyer. Our offers are typically around 70-75% of value.
My home is in excellent condition, will you still make an offer?
We prefer homes that need significant repairs and updating, but will consider any property that meets our offer formula.
Will you need to see the interior of my property?
Yes, we will require access to the property to evaluate condition.
Will their be a formal inspection?
Our initial showing will typically be our only form of 'inspection'. In most cases their will not be a formal inspection with exception of a septic and well inspection when they are present.
What if non of your buyers are interested in the contract?
In the rare case that we miscalculated our investment potential and non of our investors are interested in the property, we will not be able to excercise our option to purchase and you will be able to keep our deposit.
How soon can we have closing?
Once we have an executed contract, it typically will only take 14-28 days to secure a buyer and close.
Will I have to bring any money to closing?
No, all closing costs will be deducted from your net proceeds at closing.
What are my closing costs?
Seller closing costs typically include an attorney fee (~$750), any unpaid property taxes, lien/mortgage pay offs, and state/county sales tax.
Will I need an attorney?
Yes, you will need a closing attorney. If you cant find one, we can direct you to some.
